we are moving from seattle area - my husband has retired and we have a highschool age daughter and son in college. We really like temecula and what you can get for our price rage ($600-800,000) but would prefer closer to the coast. Would love recommendation of safe, affordable, walkable/bikeable, pretty area in san diego county with a great high school. Thanks.

on the higher end, the best place to live in SD in the 800K range would be tierrasanta

Hello there,
With your price range, you have a lot of options.
I live in a new community called 4S Ranch. It's west of the 15 and about 10 miles from the coast. Del Mar beaches are about 15 minutes away when no traffic.

4S Ranch schools are part of the Poway Unified School District which is really really good.

Take a look at this website: www.4sranch.com
There are a lot of different neighborhoods.
Last week, I visited some models at Maybeck. They have some huge floor plans in the low 700's.
The good thing about 4S Ranch is that is a new family community (low crime).
There are a lot of trails, parks. Easy access to the 15 and the 56.
And a brand new shopping center with a major grocery store (Ralph's), several restaurants and coffee shops and everything else.


Also, I would suggest a community called Del Sur. It's 3 miles west of 4S Ranch, so even closer to the beach. On a clear day, you can view the ocean from the hills. It's slightly more expansive, probably because of the great location.
The major downside is the property tax: 1.9% in Del Sur versus 1.5% in 4S Ranch.
