Your call, obviously - but when we built our new house here in New Braunfels, we rented for 6 months. It was a PITA and additional expense (we're talking like 3-4 trucks jammed full!), but the peace of mind was SO worth it.

We cheated a bit - stuff we knew could stay put away for a longer time we packed and marked "Long", then kept it boxed during the rental. The other stuff we unpacked and repacked prior to moving. Still, it was more than worth it in our mind.

Given your budget and preferences, you might want to look around some of the older New Braunfels or Boerne neighborhoods, as well - some very nice homes to be had (some of historical significance), and a much gentler lifestyle, IMO!

As said above, if you're looking for older homes with a bit of character, Alamo Heights is going to be a good bet, but it's going to be hit or miss, depending on what's on the market for under $500k that'll comfortably hold a family of 6.

I think a lot of it will depend on what "older" means to you in terms of a home? There are some great areas near 281 (Bluffview, Deerfield, etc) that will get you homes built in the 70's or 80's, have a ton of character, but they're not "Alamo Heights old". It's a pretty broad term.

Regardless, you're going to end up somewhere on the north central or NW side of town, just based on your wants/needs. Maybe out in Fair Oaks too.

recommend stone oak (of course! ) great schools, great family-oriented neighborhoods. Large range of home prices, near shopping and plenty of restaurants.

I love Deerfield and Inwood.... not all that "old" (homes are 15-25 years old maybe...) but very established and lots of beautiful oak trees. Great location IMO!! Zip is 78248.

Another thought- what about Shavano Park?

Alamo Heights, Olmos Park, Monte Vista. Northwoods is nice too, not nearly as old but wonderful trees.

I'd suggest King William, but it may be hard to find something under 500K that's large enough and doesn't require work.

Also, not sure where you're moving from, but don't forget that TX has relatively high property taxes, so you're better off buying a less expensive house and using the extra cash for something else....

My vote is Stone Oak or anything 281 N near Bulverde(not far from Stone Oak). If you don't mind outside the city limits then Boerne or Helotes has the hill country landscape, Schertz- Cibolo northeast of San Antonio was voted one of America's favorite small towns a few years back. Or New Braunfels with it's German hertiage, small town feel, and a river that's great for tubing(although the city killed the fun b/c they passed a no container ban on the river) Personally I think Alamo Heights is nice, but it's too close to 410(med-high crime ) and surronding areas that are somewhat ghetto.
