We just got a home at Redbrird Ranch Dr. Horton not far from Bella Vista. They have some good homes also.

We live in a new development just north of Potranco off of Talley Road - Monticello Ranch (Centex). They are still building homes in your price range. We have a great pool and children's playground - really family-oriented community. Check it out - we'd love to have new neighbors!

Talking 1604 and Patranco

Critergal, We moved to the new Alamo Ranch area off Culebra and 1604 back in September. Our builder was Standard Pacific and they are awesome, but have cut back on the building in our area in order to consolodate funds etc. There are several good builders in your price range within the area you desire, ie. Pulte Homes, David Weekly (semi-custom), DR Horton (Premier Plus level of offerings) and Ryland. We own a Ryland home in the North Central area of Stone Oak and they are also good builders, attention to detail etc. In our new neighborhood the homes run from the mid-150's and up dependent on size. Our home is 2415 sq ft and the original price was close to $240K, but well worth it and the location is great, only a mile off 1604 and easy access to just about everything. I'm retired but still working and the neighborhood is made up of mid 30' to mid 60's age group so not too bad.

Standard Pacific homes are nice, but I recently drove through the Santa Maria area at Alamo Ranch and saw NO houses being built compared to other times I've been there. In fact, I believe that they've pulled out of every area in San Antonio and no longer list SA on their web page (just Austin, Dallas, and Fort Worth).

Better get in quick, though, as things are appreciating at a pretty rapid rate.
I have found no evidence to support your view that prices are appreciating at a pretty rapid rate. In fact, in the 151/1604 area, I see that buyers are dropping their asking price fairly regularly.

My wife and I bought in Amhurst last year (4/2008), 2500 sf, 4 br, 2 1/2 bath, 2 story = $188,000. This year there are tons of incentives, so you would probably do great!

nice... sorry, my crystal ball was a little foggy that day. next time please check out the date prior to replying to things. Otherwise, have fun trolling the rest of CD and digging up plenty of "facts" where people couldn't predict the future.
BTW, go to florida, nevada, arizona, and california if you want to see low asking prices. breaking news (for last year), the real estate market sucks pretty much everywhere
