Hi everyone.my wife and I are looking in Sacramento.like the burbs but hate the long commutes . so to the city we look.I can buy at around 250 k. Any suggestions for a safe and cool neighborhood thanks in advance everyone.

Take a look at Colonial Heights/Colonial Acres and Tahoe Park--east of Stockton Boulevard and south of Broadway, north of Fruitridge and west of the railroad tracks. A good middle ground of safety, proximity and affordability, if you like the suburbs you'll love it there. It's relatively close to rough neighborhoods but so is everything else in your price range. Hollywood Park between Freeport, Sutterville, Highway 99 and Fruitridge is worth a loo too.

The housing market is kinda hot at the moment with limited inventories. Seems like banks are holding on to them. My sister already gave up buying a house, couldn't compete with cash buyers. What are you expecting out of your $250K?

North Highlands is the least of your worries if you're looking in the Tahoe Park area. Oak Park is a much bigger concern.

Rio Linda feels a bit like a country town as it is kind of out on the edge of development, high flood risk, has a reputation for meth (not entirely undeserved) and its proximity to Del Paso Heights/North Sacramento is a bigger concern than North Highlands. It does have its charms, but if you're looking for somewhere comfortable, safe and close to downtown, places like Tahoe Park or Hollywood Park are better choices.

Though it would be a little bit of a commute, I'd also consider the Rosemont area. It is only about 7 or 8 driving miles from the Capitol.

The area can be a bit "inconsistent", but generally if you stay south of Folsom Blvd and north of Kiefer Blvd you can find some very nice homes on well kept streets for sale in your price range.

There are several properties listed right now in your price range around 1k square feet in Tahoe Park. I think it's very realistic to get a good property in the neighborhood under $250k. Traffic from Oak Park is only a concern right on the border areas of the neighborhood. There are some really nice quiet streets throughout the area.
