Can anyone recommend good neighborhoods for us to look into? We have three young children 7, 5, and 2. Thanks!

In Davis? Anywhere you can afford, pretty much. Obviously, the closer you get to campus and to downtown, the more you compete with students for housing which changes the price and changes the quality of housing. North of Covell is mostly single family housing and duplexes, and it gives you access to the fabulous green belt.

More to the point is what your budget looks like. Davis's reputation for safety, quality of life, and great schools comes at a premium price. Slow growth policies mean housing is tight and prices are high. Unless you can tolerate living in a duplex or condo (with three small children!) plan on spending about $300K minimum.

To answer your original question: there are few "bad" neighborhoods in Davis, though there are some that are less desirable, mostly because they have a high proportion of student rentals. If I were you, I'd examine my budget, then look at as many houses that fit your other criteria (proximity to schools, number of beds/baths, etc) in as many different neighborhoods as you can find. A good real estate agent will be a big help.

I'd say $300k minimum regardless. There are only about 10 houses on the market in Davis for <$300k, and only one with three bedrooms (which seems like a minimum for a family of five). Even that is a condo on the very edge of town for $270k. For a detached house with maybe a little more room, I'd set the minimum at $400k. We looked at Davis a lot when we were buying a home (she works in Woodland, I work in Sac) and decided that with no kids, it was nowhere near being worth the money for us. That calculus would be different if we did have kids or if we both worked in Davis.

I would say West Davis (communities near Stonegate Lake or Village Homes) or maybe North Davis are the best.
