but we haven't moved in yet... is it too late to back out if we found a place with cheaper rent?

No... but it will cost you $$$

The question is will the savings of cheaper rent offset the additional expense to break your current lease?

Some leases have a 2 month buy-out provision.

Also, the Owner must mitigate his loss by making an effort to re-rent ASAP...

If you would have rented from me I would put it back on the market but I will keep your sec. deposit and you have to pay the rent until some one else will rent it...you signed a contract and you have to know what you do before signing...what if the LL would decide, just before you would move in, to rent it to some one else....

As said above, of course you can back out - at cost! A contract is a contract and legally you're liable for the rent for the duration of that contract less mitigating circumstances in favor of not you but the landlord.
