My wife and I left a rental (600SQ. FT.) house after giving proper notice. When we moved in landlord knew we had 3 cats and we asked if a pet deposit was needed and were told no.
One cat ruined carpet in laundrey room (landlord charged 50.00) and we were told not to shampoo rest of house but we did anyway just to look nice.
House sat vacant for 1 yr. before we moved in and was not cleaned so we had to scrub walls and everything else just to make liveable. Carpet was dirty.
When we did exit walkthru with landlord she said she was hiring a professional to shampoo carpets anyway and chargrd us 150.00. We just don't think this is fair but wanted to know if we were making something out of nothing.
Absolutely! I wish there were a standard lease for people to use, but there's not. To be legal, one needs to do a lot of research, both landlord and tenant. You need walk-through before, as well as after, living there. Anything worth verbally mentioning (i.e. Pets) is worth putting in writing. Carpets have a normal wear-and-tear, and are usually valueless after 5 years, clean or not. Your deposit belongs to you, and is only held by the landlord as a "trust", not a bonus. I'd dispute this claim in court.
Do you have your receipts from when you had the carpet cleaned? Do you have pictures from the walk-through?
