I rent a 1 bedroom apt and noticed last week that the air conditioner was making a dripping noise. I investigated and found that the closet carpet in the corner was damp. I called the office and reported it and the woman said she would send someone out for a high priority. I turned the AC off to preempt any further damage (so I thought) and left when it got too hot to stay.

I came back later that night fully expecting it to be fixed. 12 hours later, no one had come. I pulled back the carpet corner to air it out a little and stayed the night with a friend.

With no attention by 10am the next morning, I called again to report that I found almost half my closet carpet wet and the carpet in the living room damp. The man seemed confused, as though there was no record that I had reported it the day before. Someone showed up a couple of hours later.

The report left had the previous day's date on it and had "high prio" circled on it, so I'm not sure why they waited over 24 hours to come out.

The problem was fixed and after a couple of days of moldy, wet carpet smell, things were back to normal. However, I have now noticed that there is obvious water damage to the door jamb near the unit. It is discolored and looks swollen on the lower part (maybe 8 inches from top to bottom from the floor).

Is this something I will be liable for when I move out? My lease is up next week and I want to be prepared. The rest of the apt is in move-in condition. Any advice is appreciated.

Take the initiative and notify mnagement, in writing with a receipt from them, that there is residual damage. Make sure to mention what caused the damage and also make sure to mention that you are NOT responsible for the damage. Keep a paper trail, no phone callls.
