OP, my reading of your note appears that you didn't get it in writing, even though you were sitting there signing papers at the time. Rule of thumb, if it is not in writing, it never happened.

I suggest that you get busy and clean the house up to your own standards. You are living in it and I can see no good reason to live in someone else's dirt.

I hope you took photos of the condition when you moved in. Personally, I would have been making a fuss before I would accept the keys, but if there is no other place to live, all you can do is try to get them to clean and if they won't, you decide whether you will take it as-is or live in your car.

Sorry, but legally, you looked at the house and thus you saw what you would be getting and you didn't make the landlord put the cleaning in writing. I don't think that what the landlord did was right and you certainly have the right to be unhappy. I just don't think there is much you can do, except that if you took good photos, you can probably stop any deductions from your cleaning deposit when you move out.

I have squarters living at a house I take care of. I have already called the police when they changed the locks on me. the police could do nothing becouse the owner was not there. They told me I would have to evict them online. Is this the way I have to go?

Don't take your legal advice from the police. Contact a lawyer who specializes in real estate.

Evict them online? Bizarre.

Do you have nothing from the owner giving you legal authority to take care of their property?
Call the owner of the property, if you have not already done so. Have the owner report this act of trespassing. See how the police respond to that.

When you say there are squatters, I assume they are NOT tenants who have chosen to stay when they were asked to leave. That's an entirely different issue.

Squaters have to be evicted just like any other 'tenant'. They have taken up residence in the home and according to the police, they are 'tenants'. We know they aren't, they do not have permission to stay there, do not have a lease, do not pay rent, but legally they are residents there.

Call the courthouse and start the eviction process and get the owne on board as well.

Unless you have a power of attorney or a written property management contract with the owner which addresses such issues, you have no legal standing to represent the property in court where eviction or anything else is concerned. There is no such thing as evicting someone online and I think you probably misunderstood what the officers were saying.

Kim, you seem to know all the interesting facts!

Could you touch on what is the difference between "evicting squatters", and "escorting trespassers at gun point from your property"?

I imagine that squatters would have to live in a property for X amount of time? It can't just be an issue of breaking into a place, setting up a mattress, and saying "I live here for free until you can evict me via the courts".

This link explains it bettet than I can.....when the bubble burst here in Florida, squatting was a huge problem and ppl who just picking empty homes and moving in. It was insane....it would be nice to just escort them to the door, but legally they have to be evicted.

The same goes for someone you let move into your home, lease or not, they are a resident and you can't just kick them..you have to evict them.

Of course, if I am wrong and someone else knows better.. please let me know.
