Hi all....since there are so many experienced realtors and home buyers on this forum, I wanted to ask a question. I have spent my whole life living in urban/suburban areas with town water and sewer. I was recently looking at some land in a coastal community in southern maine. The lot is mostly field, flat and cleared, already perked. There are fresh water ponds in the area.

I simply have NO idea how much well and septic for a three bedroom home would be. Totally no clue...50K? 100K? More? Has anyone built new construction in New England here who could tell me what they spent? I am just wondering what a ballpark figure might look like.

Thanks in advance for any info you can share,,,,,septic and well systems are completely foreign to me.

We couldn't be much further apart geographically, but in these parts a 280' deep well costs about $6000 (No pump/electrical included which would add about $2100) and a standard septic system would run about $10K. An engineered system would run about double that here.

Your mileage WILL vary.

Probably $15K total here ... Indiana.

As a former city girl (and there ain't nothing in the world like Lake Michigan water ... I miss it) who now has well & septic ... what was once foreign, is now normal.

I would just open up the phonebook (or google) and call a couple of local companies - I'm sure they'd be able to ballpark it for you over the phone.

Eastern TN, one of the really rural counties: around $2100 for the septic. Well going down around 600 ft would run about $10K, so I opted to do a cistern and rainwater collection system, cost about $2000, until I get rich.

Out here it would be around $5,000 for a standard septic and $8-$10k or so for a well with pump and storage tank...depending on how deep you have to go.

Our well cost $7500 (460 feet) and our septic was $2500. Don't forget running your electricity in. Were we live it has to be under ground and it cost about $2000 to bring our line in from the pole.

can i have your opinion on a similar issue...say if some properties in the same area are hooked onto the town sewer/water...whereas some are still on private water/septic...are buyers likely to avoid buying those still on private water/septic? are those on town water/sewer much better?

No way would I drink city water if a well was available. City water is full of chemicals. If you are unsure about the quality of the well water you can have it tested.

Just like anything else, I like being as independent as possible and that includes water and waste removal.

In most places, though. You will be required to pay for city water and sewer even if you are not using it. As long as you have the "option" to use it.
