i checked the assessors office on my own. the number the guy gave is valid. it is the same number from the yellow pages in the internet. i was about to call when i saw this thread:

the number 13 spot is in springfield... and it so happens that the guy's property is only 3 miles away from that dangerous st. ahhhhh... thanks anyway. no wonder the guy wants to get rid of that house.

It sounded too good to be true/scammy from the beginning.

PROPERTY SOLD AS IS WITH AS IS RIDER(???) NEEDED. NO SURVEY
OR TERMITE INSPECTION GIVEN. TAXES PRORATED 100%.(?? what does it mean to a buyer)

i have been interested in this property since jan. of this year... the price actually was lowered $20k... in a span of 7 mos... wow! the waiting paid off i guess.

The as-is part could mean anything from

1) Owned by a bank who just doesn't want to bother with any repairs or inspections.

TO

2) This home has a lot of problems that we don't want you to find out about, and if you do, you've already signed off that we aren't responsible.

If you do go foward, insist on getting the full range of inspections done so you know what "as-is" entails.

I have no idea what Taxes Prorated 100% means. 100% makes it not a proration. Maybe they mean prorated through the day of closing, but that is normal and customary, and wouldn't need to be stated.

I just wanted to point out that in a city the size of Springfield 3 miles from the worst neighborhood could be a perfectly fine place. It's a good point that there could be crime issues, even if its not enough to make a national list. You need to find a website that has crime maps.

Not endorsing that particular deal, sounds like its flakey.
