Obviously, the physical size of your house does not grow and shrink with the town records. Therefore the resale value does not change with the town records.

Well yes, I see, house A has very low taxes so I assume this is what you mean?
Also, are my calculations close enough to hurry and change my listing or should I wait till June 1st when the tenants are gone? I was thinking I would take a foot off of the measurements to be closer to the inside measurements. I guess I could put a disclaimer in my listing saying the sq ft is 1000 sq ft higher than town records? And add "Buyer measure to confirm"?
Wouldn't you want to measure each room then add up the sq ft? If I remember correctly, hallways, and closets don't go into the sq ft factor. So say you had a 4br house
BR1-4 (12X12)= 576 sq ft. To make this simple all BR are same size
Kitchen 12x12=144
LR= 20x20= 400
Den= 10X10= 100
Dining Room= 12x12=144
Total Sq Ft= 1464
Not sure if Bathrooms fit into the situation so give or take another 100 sq ft.
If I were selling a house, I would verify my own measurements, hell with everyone else.

I just emailed a realtor friend of mine and asked her about this. For California, they do include closets, laundry rooms, etc., in square footage. I would guess because we're known for our large closets in CA. LOL!
But I read on an appraiser's site that appraisers do exactly what you did, FA. They measure the outside. They don't measure the inside. And come to think of it, I've never seen an appraiser measure the rooms of any of my houses, but admittedly, I didn't watch what he was doing every minute.
Oh, and if you change your sq. footage, I would definitely put in a disclaimer that sq. footage is to be double checked by the buyer so whatever that verbiage is that they use.

I have a huge walk-in closet in my retirement home. Must be about 250 sq. feet. It could be used for a small bedroom. It is included in my total square footage. So is my laundry room. It has the washer/dryer, cabinets/cupboards, sink. It must be about 150 sf.

I found some sites about calculating SQ FT and they go with appraisers in that they say measure form the outside to include the 6" walls. That's how I'll calculate it with closets and hallways. It does say to minus the stairway size for the second floor because it is open unusable space, that makes sense.
I am so excited to change my sq ft on MLS. I just dropped the price based on the bogus appraisal I just received but I think I'll keep the lowered price and increase the sq footage to stimulate showings. (crossing fingers)

As far as vacation properties are concerned, I could find better places to spend my money (that is, if I had the minimum $1mm needed to own property here). It is too hyped, too heavily developed for the money.
Curious where that would be? Unfortunately, I haven't seen much of this country. Being a single Mom all I do is work, work, work ...
Oh, I don't know. Bermuda, Kiawah, the Charleston battery, Manhattan.. ?
