Those types of listing agents often don't do much work at all. There's a Realtor® like that in my area. He will entice someone into listing a property by listing it at an unreasonably high price. He plops down a sign on the property, puts it on the MLS and sits back and waits. His listings are usually 1-year listings, but he gets people to renew or he just keeps his signs up after the listing has expired, hoping that someone will see his sign and call.
Signs seem to be his main way of advertising. They often stay up for years. His signs are all over the place, so he has great name recognition for land sales and probably gets a lot of listings that way. His are some of the main signs that I see in this area. There are two parcels very near to my house that still have his signs up, even though the listings have been expired for a long time. I try to avoid dealing with him as he is rather, shall you say, ethically-challenged. I've managed to get clients to buy two large parcels that he had had listed...but I waited for his listings to expire.
