We've had our house on the market since Sept. We've probably had 6 groups through since then. We had one lowball offer. We countered but they weren't too serious.
I don't think that we've had anyone in since 12/15! Scary! Our house is vacant - we've moved to TX from ID so it's hard to really know what's going on. I know that the weather has been TERRIBLE.
We are planning on dropping our price closer to spring.

Yes Our home is on the Market. We are in Southwest Washington just south of Portland Oregon. Our home has been on the market since the beginning of November and not one looker. So hopefully something soon.......

We live in Fort Worth, TX and the home/model we bought in November 07 has just been priced $8,000 higher (base price) so things in TX appear to be just fine for now.

Austin has decreasing inventory over the past 6 months, but mostly because the prices have dropped 3.3%.
Also, the affordability numbers are inching up, meaning that affordability is increasingly a concern. That will continue to put pressure on prices.
Austin, like Raleigh, is late to the housing correction party.
In a sense you are correct. One thing you have to remember is the Austin MLS area is VERY large and encompasses outlining rural areas that are over an hour away from the city limits. If you break down the stats to only include the Austin metro area and within 45 minutes of town and not the rural outlining areas (which are hurting) you will see that the area is still appreciating and still a sellers market.
In some new communities, there have been homes in which no one has lived in and been on the market for quite some time.
