Why not start with the lowest offer that comps suggest? I think your example is $195K, but that's unadjusted.

These are not recent sales. Whomever is going to appraise this house once it's under contract its not likely going to use these comps to determine a probable value of the house your want to buy. What has sold and closed over the past 3 +/- months within the general area? Why did those properties sell and close at the prices they did? Is the local maret depreciating, appreciating or flat?

Your agent should show you how she arrived at her recommended net offer of $213K
