Time to hire a lawyer. You already admitted that you made a mistake in not hiring one to begin with, so do not compound that error by not hiring one now to prevent additional problems. You really need legal advice and to read the contract you do have to see what options you have. None of us can give you legal advice.

Fact: You had a contract to build a home on that lot with certain changes, that cannot be produced. That is grounds for cancelling the contract. They sold you something they cannot produce. Demand they follow the contract, or cancel. If they cannot do it, then there should be no contract.

Contact the state office that is over Real Estate Agents and Developers. They will usually get your contract cancelled and money returned and they will do it for free.
