Anyone who wants to post an address or link may choose to do so of their own accord, but this is an open forum with many onlookers, and it could be to a prospective buyer's detriment to post the actual address of a home they want to buy while they are still in negotiation.

If you can't provide feedback regarding hiring an agent, or what characteristics you personally would like in a prospective agent, then move along.

No way would I post the address where I might be moving. That's just Dave Barnes-level nuts.

Offer was 78% of list and we were going to go to around 83%, I think. They countered at 98%. Which is silly. You may or may not have figure out that this home is a higher priced listing and 10-15% is not chump change. I would rather not buy it than overpay for it.

I have spoken to a handful of local realtors in addition to my agent and they all think the sellers are completely off. So I don't think splitting the difference is reasonable. We will just wait til they come down. When all the new inventory comes on in a month or so, it will solidify my case. Also, another house that had been in the area on the market for over 200 days with a huge price drop and that is bigger than mine and was listed lower and didn't sell, was taken off the market.

My agent kept going back and forth with her about the square footage and she finally admitted that what we think it is might be right because my agent said something like, "they built the house, they must have the plans' and then she said that thing about not getting caught up in square footage again.

I didn't share it here.

It seems like it's always a seller's market here, south of Nashville.

We got to the point one time when buying that we were only about $2K apart, and our agent said, "Do you really want to lose the house over $2K?"

OP, don't despair. One time when we were selling my husband countered at $5K OVER asking when a young couple sincerely low-balled us. They were first-time buyers trying to break into a hot market. It was the first day on the market, and we were priced right.

Some sellers can be petty.

I would imagine the Nashville market is very hot. All the people leaving here are going there or Texas.

so you didn't even counter at 80% (meet their price change)? That's ... interesting as a strategy by your agent(s).

There's no reason to "split the difference" when anyone's more than about 1% apart.

if I were your agent, you'd had quit with this "mine" stuff

In one post you say inventory will change in March, and here you said "in a month or so" ...

I still would be interested in answers to the questions I had about square footage measuring, since whether the actual square footage matters to you or not (and it would be argued it's not, you what the house for what it is, not because it's a certain size), we're not sure if it's material fact or not in CHI-land.

I don't think it is petty for sellers to counter with whatever price they will accept, and that includes what your husband did, which was to counter over your original listing price. I have read that the list price is really more of an offer for sale, rather than an offer to sell at a particular price or worse, at a discount from that price.

Many properties command well over asking price. List price is set to get the most people interested in the property as possible, to increase the pool of serious buyers. Buyers, especially those in strong markets, need to understand that.

I am still seeing overbids win houses around here, though not in the 20% plus range as was going on in the early summer.

In hiring an agent, to keep this clearly on topic, I would look for someone who has a history of pricing and showcasing their listings in order to net me what I want for my property.
