10-30 days on cash buys....
30-45 days on financed buys....
Could be longer either by agreement or due to problems.
Sometimes buyer lender causes delays....
Sometimes title issues cause delays.
Those are the most common issues.
Back in the day I remember some investors had to sign off on the docs from the servicer and they only had committee meeting once a month, so could depend on the cycle of when the docs hit the committee meeting....submit a contract day after the meeting...and you'd wait 30 days for a contract....then might be another 30 for financing and title work...and all the other bureaucracy.

that Buyer may have a clue - either on their own, or with their agent - what's going on and understand the length of time it can take for a "great deal" to come to fruition. Or even fall apart a year later.
