I do.not.understand the reluctance on the part of these realtors, to make a bona fide offer that you want to make.

I just don't get it. I would find someone who wants to work for you.

She thinks it will pi$$ of the sellers and they won't want to deal with me. But when it gets to be around Thanksgiving, I will do it anyway.

if I agreed with my Buyer that the market value was List - 10%, and the house had been on the market for 4 months without selling, then I'd have no problem making the offer.

Of course, we still don't know if you're closing on it prior to selling your home, or will still seek a contingent offer.

I will not make a contingent offer. And it will be a big benefit to me to wait til spring.

Just ask your realtor to put in the offer. I've had my mine submit take it or leave it offers. No point in either side wasting each others time.

You might **** off sellers especially if it's clear as can be the house is overpriced based on comps. You won't know until the offer is presented.

Who do you think is wasting anyone's time? I am spending the time decluttering my house, painting and getting it in shape to list.

I don't understand this either. Whatever the sellers' earlier reluctance, it appears they are eager to sell now. They've moved out and are about to have the second open house. If the house is indeed overpriced, the sellers are probably hearing that over and over at this point. I don't understand all the contemplation of "what ifs" on the part of the agent that may never happen.

Nor have I ever understood the notion of insulting a seller. I can't imagine a seller being so insulted by an offer that they wouldn't contemplate an offer they consider reasonable if it came from the earlier potential buyer. If I were the seller, I'd just be thinking, "Ha! I win!" I can't believe that a seller would turn down a reasonable offer out of spite.
