doubt I'll have the chance to show your house, but here's one answer but a more extreme circumstance...
A real estate agent (her side job) has asked me repeatedly to sell a property she has listed. She's charging the seller 1.5%, because "they're friends". She's not going to spend money advertising it, and thought she could just take the listing and count on the full time brokers around to sell it for her for half the 1.5%.
If I showed and sold the property for half her commission, then I pay my franchise their cut, it would almost be like doing it for free.
Have I shown it? No. I've suggested she sell it herself and good luck.
She wants to give me the listing. I suggested she keep it.
I'm all for finding the consumer what will work for them. His is not advertised and there's no sign on the property. I have property likes his all day long for sale at better prices. Why would I bother with his? Sure, if someone points out his land and says they just have to have it, then I'd go along with it. That's the only way.
