We are considering building a home in Holly Springs. If we do, we want to custom build our dream home. We want something like 3000 to 3500sq ft on 1 acre , granite, 3 car garage, pretty nicely upgraded but not overly upgraded.

Does anyone have any experience on custom builds? We are most interested in getting a rough cost estimate of what it would cost per sq foot (excluding land). Are the builders good to work with? Please help.

excellent custom builders in the area. The cost will vary quite a bit depending on what you choose as far as floor plan, finishes, etc. The lot can affect the costs, too. Will it need a well and septic system? Are electricity and gas already run to the lot? How much clearing and grading, if any, needs to be done? For the building alone, a realistic figure in that area is probably around $150/sf. You might find a true custom builder hesitant to build anything for less than $125/sf and that would be fairly plain. I have gone through the process myself and with a few clients. The best builders are good at working with people and determining exactly what you want. That's probably the main reason they are successful, since there are gobs of skilled workers, but some are not "people people". Some adhere strictly to a plan, while others start with a plan and tweak it. Starting from scratch with an architect is exhorbitantly expensive. If you do not have a plan, start looking at them now. You can buy books of plans at home centers and check out books at the library. Builders usually have books of plans with which they are familiar and that can be helpful. Just as important as picking the right builder and figuring out your costs is getting the right mortgage, if you need one. Interest can really mount up when you aren't even in the house yet!
