Hubby (55) and I (49) are really interested in moving to Zebulon. We live in Garner and although we love the easy commute to downtown Raleigh and other areas we really want to be a tad more secluded. We are witnessing houses being built in no time and are FAR more interested in getting a old house and maybe do some renovation. We have been blessed to afford all of the above. BUT...I am a little hesitant as we have a 12 year old girl who we want to make sure will do fine in Zebulon... We want some land and privacy and looking to spend $700-$800K. Any thoughts, suggestions, criticism are more than welcome! Thanks in advance!

P.S. Forgot to add - We are both retired!!!

There’s no guarantee that Zebulon will stay quaint. I never would have believed that Fuquay and Wendell would explode the way it has in the last few years. I’d also make sure you were comfortable sending your child to school out in Zebulon.

Yeah I figured but we are planning on purchasing a decent amount of acreage and believe getting something now would be a smart move. As I mentioned we are both retired and driving our daughter to school everyday will not be an issue.

If you were in your 60s looking for privacy, Zebulon would be a good choice. But as others have noted, if you want high probability that the land you buy won't be surrounded by tightly packed subdivisions within the next 15 years, be careful about your choices. If remaining in WCPSS is a consideration, you might look at the area between Zebulon and Rolesville along NC 96. That's probably less likely to be developed within your planning horizon. Or if WCPSS is not a consideration, go across the county line into Franklin, Nash, or Johnston and potentially save yourself some tax dollars.

Seems like it could be a wise investment. Growth has been slower to move out that far east into Wake; but it will get there eventually. Getting a decent sized plot of land to enjoy the privacy now and have it most likely be worth quite a bit more in a decade or two as growth spreads that way (assuming you don't plan to stay there forever or wouldn't mind living in an area that would then probably see more development).

Does your child attend private school? It won’t be easy to magnet into other schools with a Zebulon address.

The thought that came to my mind immediately with a 12 year old is that you better have your chauffeur cap handy as you will be doing a lot of driving to her friend's, school activities, sports practices, dance lessons, etc etc. I like the idea of being away from it all but frankly it can get old driving your daughter back and forth until she gets her license at 16. IMO, maybe ask yourself if the inconvenience of getting to places like restaurants, doctors, schools, dentists as well as uprooting your daughter from her current school will be worth it.

How much land are you looking to find? There might be other options not as removed as Zebulon that provide what you are seeking.

Thanks everyone! You all have been very helpful and have made some great points. My daughter is in private school but as Shallow Hal pointed out we’d definitely have to put our chauffeur cap on not only to school but to dance, volleyball, etc. YIKES! I have to be honest as I really do like Garner so now back to square one. I think I got caught up because we saw a home with over 11 acres for over $800K and thought it was such a great deal! BUT…It will all work out! This I know! Again a million thanks for the input to you ALL!!

I'll just confirm it's a good idea to abandon that plan if you don't want to be driving--if your daughter has activities in Raleigh, that driving back and forth will be a major pain. I live in North Raleigh and drive to Zebulon 3-4 times a week (I keep my horse out there) and the number of days there is a wreck on 64/87/whatever we're calling it these days that slows things down is amazing. It *should* take 35 minutes. It usually takes 45 minutes-hour. I don't know what people are doing on that road, but it's not driving well.
