I have a friend who lives in Southerlyn. They're happy with the house and the neighborhood. Build quality is not bad, perhaps a bit better than the average tract homes, but not at the custom home quality. There are of course some airplane noises in the whole area not just Southerlyn, but it's not as bad as in Morrisville under the same flight path. They're assigned to White Oak Elementary and Mils Park Middle for this coming year, capped or not that's another story. There's also a Green Level High School being built in less than a mile down the road.

4,000sqft in Southerlyn should run you around low to mid 600k. 750k can give you over 5,000sqft, probably the main reason someone would pay that much for a tract home instead of custom.

So you're under a contract with Southerlyn, or you're off now since they changed the product line and perhaps violated the terms?

We are under contract with them one day before they changed the product line because we liked the old floor plan, which was a rushed decision due to the change of product line. Before that I didn't have time to do any research on the builder or the neighborhood overall. It wasn't after the contract signed, I did search and found out people are trying to stay away from this neighborhood for some reason but not sure what that is comparing Breamore and other subdivision under construction at the same time being sold out already but this just opened up the second phase. The only information I could find was kind of negative toward this neighborhood. You are right, part of the reason we chose that is we get the most square footage within a reasonable price range and the most important one is we really liked the floor plan(the biggest one). Also we found a lot that fits our needs although the trees are still not cleared.

Buying a house by the square foot isn't always going to be the best option unless your family is so large and your budget is so small that you really must have the most square footage and you can let other things go like a nicer neighborhood, custom instead of tract, and so forth.

I would easily drop to smaller bedrooms for kids (for example) if it meant I could be in a custom neighborhood around here in your price range.

You will see the difference upon resale if you ever need to sell and move elsewhere.
