I have a client that likes Muirfield Village in Durham. The prices have come down quite a bit. My concern is that area. I'm not a big fan of the area around Guess Road. I prefer the Southpoint area. Does anyone have any knowledge of that area? Opinions? TIA!

That's a very nice area. Quiet, safe, and great schools. What are your concerns?

The concerns are my clients. She said people at work told her that Guess Road isn't a very desirable area. I'm not as familiar with North Durham and by the time we got there, it was already dark. Would you say that North Durham is less desirable than the Southpoint area?

I personally prefer North Durham, but I grew up just slightly north of the area you are asking about. Northwest Durham I think is the nicest area of Durham (well tied with the historic neighborhoods in the city). It's much less congested than the Southpoint area, hiking at the Eno all around, quiet, yet convenient to downtown. This is a bit off Guess Rd., and even then, the northern leg of Guess is a nice area. As you get closer to the mall, several miles away, things might get a bit sketchier, but still no big deal. Sounds like more Durham misconceptions from people not too familiar with the area. I'm sure other Northern Durham people will chime in and back this all up. Again, a very safe area, as family friendly as it gets, and a great school district.

Some on here consider Northern Durham the best kept secret in the Triangle

Oops, my map mapped the wrong area. Before I mapped it I thought it was those town homes, but the map showed me otherwise. Those are the ones right on Guess. I personally don't like how exposed it is to Guess Rd, which is a very busy road. Overall the area is decent. I think there may be minor issues with crime in the Food Lion shopping center and the apartments behind it. I have no clue about the neighborhood itself. It is next to a correctional facility.

Like I said, it was dark so it was hard to see the area around Muirfield Village. I didn't see a correctional facility but there is a large Church right on Victory road. Is that the area? Thanks for your help. I sent a few emails to some of the Durham agents within my company but I guess no one is online tonight! So I do appreciate your help!

FYI, the Durham Correctional Center on Guess Rd. is no longer operational. It closed last year.

I would agree that northern durham is less a less desireable area to live in than the Southpoint area. It is reflected in the home prices.
