Hi all,
We will be moving to Raleigh next year. I have been searching through lots of threads on HOAs and reading convenants and have come to the conclusion that a HOA neighborhood with lots of rules is not right for us. However, we would love to have access to a pool - the ability to walk to a pool and to socialize with neighbors would be great. I understand that there must be some type of organization to maintain it, dues, etc., but am not interested in maintaining the perfect lawn or having others judge my character by the looks of said lawn. Does a community with a pool AND no restrictive HOA exist in the Raleigh area? We will be commuting to downtown Raleigh and are looking at houses in the $250-300K range, and are open to houses of any age, but prefer older homes.

Dutchman's Downs. Out on Penny, Holly Springs and Ten Ten. And I work in North Raleigh. The most relaxed hands off HOA. Dues-$30 a year going up to $50.00 maybe. And a pool club you can join independent of home ownership.
Scottish Hills might be an option (Cary)....they have a pool club that's OK and a park in there too....older homes....only things I can say as a negative is that when we were there for a swim meet last year the bee problem at the pool was absolutely out of control....it was like a bee convention. Maybe a fluke - not sure. Cute little club though, a bit dated but cute.
Kildaire Farms has what looks like a restrictive HOA on paper, but we've found that the rules rarely if ever are actually enforced. Inside the neighborhood is the Kildaire Swim Club that you can opt into. We haven't joined the club yet but probably will. I like how their pool overlooks the neighborhood lake
In Raleigh: Oak Park, in Cary: Cary swim Club or Scottish Hills.
Oak park probably fits your needs well, not too far from downtown Raleigh, houses in that price range, a pool and no HOA!
Several area in central Cary fit the bill too and are only 10-15 minutes away from downtown Raleigh.
North Raleigh or "midtown" has lots of older neighborhoods built in the 50's - 70's with no HOA's. Lakemont and Quail Hollow have homes in your price range. 10-15 minute commute to DT Raleigh and there are plenty of community pools and city pools that you can join. Happy hunting!
There are lots of options if you drop your pre-conceived notions of what it means to have a homeowner's association and restrictive covenants.
Restrictive or not, some people know they do not want to deal an HOA. Nothing preconceived about that, they're bring smart buyers by making sure they aren't entering into a contract they already know they don't want.
