I am in the process of closing my new construction single family home. Should I need full survey or just property line staking?

If you are planning on putting in a fence, or any landscaping (and especially if you have neighbors or will have neighbors) that you get a full survey. Then, hold on to the survey!!! It will establish where your lines are throughout the property, and it will help you when making any additions to the home (landscaping, fencing, etc)

Full survey. You need to make sure of what you are buying.

I had a seller who never got a full survey. She had a huge screen porch built that enclosed a hot tub. The area around it was fenced. She used the builder's "proposed house survey".

Once the house sold, 2nd buyer had a full survey. We found out that the screen porch AND the fence were in the common areas, not completely on my seller's backyard. It was costly to move the fence and since the screen porch could not be moved, it had to be cut in half! Buyer no longer wanted to purchase the home.

You should contact your mortgage broker, as they might (and probably do) require a full survey.

And even if they don't, you should always keep in the back of your mind that ALL safety measures taken by the bank, are FOR the bank, not to protect you. So get your own survey, and owners title insurance too.
