Hi, I'm from Cape too. I have been trying to buy a second home in the area. I am looking at small older homes in a lower price range south of 41 in PC. I'm on a tight budget so I often get my lower offers rejected. But have you looked at Grand Palm in Venice? I have not visited but it looks adorable. So much for families! Low prices. Not sure if its gated or not though. Have a look.

@FLdreaming: What do you mean south of 41 in PC? Its ether east or west...

Also, I work in Port Charlotte (near murdock area) be careful at what you purchase. Crime is high and PC has a big drug problem. If you plan on closing up the house for 6 months out of the year, I'd consider a security system and a friendly neighbor to check up on your property.

If your open to Fort Myers there are many condos down there for under 100k. I lived in a condo community in Fort Myers when I first moved down here and 3/4 of the owners were seasonal birds. May be an idea!

Ahh, I guess I mean West of 41. I thought this would be a better area of the lower priced homes. Just found out the flood insurance on the home I wanted was going to cost quite a bit more than I had anticipated so I had to back off. My 2 terriers barking make me a bad condo neighbor lol, so its a SFH for me. My wife and I sure love the area and thought that a second home purchase might open the door to a possible future relocation. I do have fears of the unknown (crime,drugs, etc) especially when we have it so good up here. I sure do spend a lot of time Florida dreaming though.
