Schools are a consideration and we want a house not a condo. Vancouver is not something we are interested in.

This is basically what you will find in Portland in your price range. I Googled "Homes for $250,000 in Portland OR." Of these, my preference would be Kenton.

There are other websites as well. For your price, you would get more value in the suburbs.

I'm not sure what your definition of "safe" is. Most of the Portland metro is safe IMO. That's not to say that many areas won't look a bit run down and so forth but they should be safe. You'll probably have to forget about walkable area in that price range. Then to top it off, you have the ever so important criterion of needing good schools. Not a whole lot for $250K, especially houses, that fit what you're looking for. Attached is a map showing 3bd+ for $250K or under in the Portland metro:

If you are open to townhomes, something like this may be a good match:

It is pretty spacious (though not big) and is apparently in very good school districts.


Here's a home (though smaller and a short sale with lesser schools but still presumably decent):

In either case, you're not talking about a walkable area but I think you'll find it will meet your desire for a safe area.

You might consider a townhouse in Hillsdale or Multnomah Village. Both areas have good schools - Multnomah Village has more amenities, but Hillsboro also has a strip with a Food Front natural grocery store and is a little more accessible.
