right - urban planners know nothing. everyone else has the right answers, dont they?

that sears sucked for a long time.

Home Depot is always buzzing because that is a PERFECT use for that site, considering this is an old city and there has been a lot of rehabbing the last 20 years. i actually remember discussing the post-Sears situation and plans w/ the late, great Jim Ferlo.

How is this whole thread not being called out for racism? Here you are celebrating the replacement of poor black people by wealthy whites. No one points out this blatant hypocrisy.

I didn't state it as a good or a bad process in the OP - I just said the table was set for it to happen, for better or worse. One of the most prominent black posters on the forum then replied, and didn't seem to have an issue with my tone.

My two cents are that neighborhoods change over time, for better or worse. Larimer wasn't always a black neighborhood, and it shouldn't necessarily be always expected to stay one. Most of the black migration out of the East End is to eastern suburbs like Monroeville anyway, so it's not like this should be seen as a trade down for them.

Given the state of Larimer however, I wouldn't be surprised if most of the black population decline is people exiting feet first. That is to say, elderly black people dying in place in a deteriorating home, which is then either abandoned or bought by a flipper (and possibly sold to some white hipster).
