I am new to the Phoenix area and am looking at purchasing an exsisting home. I would like any opinions you have on roof style. Pro or con. Your experience and views of pitched tile roof versus San'te Fe style flat roof.

Heat Loss, insulation, water issues, maitenance, etc

Stay away from flat, if you can avoid it. Much more maintenance problems. My garage roof, which is the only flat roof I have, has been 20 times the work of the rest of the roof, which is tile.

I had a house with a flat roof over the garage and kitchen. Hated it. The water pooled and it leaked. Numerous repairs. New roofs. Still leaked.

Go for a pitched roof with tile. the Flat roof was designed with the idea that there would be little precipitation to gather on it here in the desert. Turns out we do get rain. And when we do we get it intensely. A flat roof does not promote run off and most homes are built sans rain gutters. As a result, roofers make a great living working on flat roofs here.

A roof, ANY roof is only as good as the workers that install it. There are thousands of tile roofs all over Phoenix that leak like sieves because the underlament was not done correctly.

I have had a flat foam roof on my territorial style home for 9 years and it is virtually maintenance free. Every 5-6 years you re-coat with elastomeric (a paint like film). Did myself for about $400. Never had a leak.

Neighbors all around with tile or concrete have roofers there all the time.

Any roof can and will leak if it is not installed correctly or maintained properly.

Also I noticed way to many houses without enough insulation
