In the Phx metro who usually pays the HOA dues?

I belive it varies by landlord, my friends are renting out a house in Scottsdale and the owner pays the HOA but there rent is a little higher because of it, but I also have friends renting a condo and are responsible for the HOA.

The owner remains responsible for, and pays, the HOA dues.

The owner of course is ultimately responsible for paying the HOA dues but do landlords try and pass along the fees to tenants in their rental lease agreement?

Or is this something that is rarely done here?

As Captain Bill said, the owner/landlord has to pay the dues, just like property taxes. However, it would not be specifically itemized in the lease. The landlord can of course add the cost into the total monthly rent assuming it's in line with area rental rates and someone is willing to pay it.

In the end, the rent either covers the landlord's expenses, or they come out of pocket.

Good question, John.

The Landlord / Property Owner normally pays the HOA dues, however, the rental agreement should clearly state any deviations from the norm.

I've seen it done both ways. If the lease doesn't state the tenant shall pay the HOA, it's the landlord's responsibilty.

It's not wise to allow the tenant to pay the HOA. The HOA dues are the responsibility of the landlord, just like property taxes are. Like non payment of property tax, non payment of HOA dues can cause a lien on the title of the property, fines, late fees, etc. I think it's a better business practice for the landlord to make the payment.

Just to be clear the tenant wouldn't actually pay the HOA. The cost would be passed along on the rental agreement. Rent - $925, sales tax $16 and HOA fee - $25

Total rent due by the 3rd of the month - $966

OK, either way the landlord pays the HOA bill. Breaking out the HOA fee is a technicality. Tenant just needs to decide if $966 is acceptable.
