I know the Arcadia area in Phoenix, but from 20 years ago. Why is it so popular now? Because of location? And if location, in what sense? Nearby employers, shopping, restaurants? Or is it safety? Or quality of homes? Or lack of available lots to build, centrally located?

Central location to Scottsdale and central Phoenix, Camelback views, larger lots, great restaurants, larger non-tract houses (more so Arcadia proper), green. Many of the homes are 1960s ranches they have been through quality remodels.

Lived there as a child in the 70s. Tons of citrus on our lot. Didn't think it was that nice at the time. Parents should have kept the place

One significant difference that Arcadia has from the historic neighborhoods is that it hasn't been designated by the city as historic. It is possible for your next door neighbor to tear down his house and put up a McMansion or to drastically change the appearance of the home. In places like Willo, Encanto-Palmcroft, Coronado, etc. significant changes have to be approved through the city's Historic Preservation process. That is either a good thing or a bad thing depending upon your point of view.

Drive through, you'll see why. The neighborhoods are gorgeous. Besides being way out of my price range the other complaint I'd have is the distance to major freeways, you're going to have what I estimate is a 3-5 mile surface street trip to get to the 101 to the East or 202 to the South. I could live with it but something to consider.

my old boss lived in Paradise Valley and that was super gorgeous. for some reason I remember his house was $400K in 1993. I couldn't fathom spending that much on a house back then. it was a low, sprawling ranch. very classy.

I believe you said in a prior post that you'd like a home in excess of 3,000 sq ft (correct me if I'm wrong). But if that's the case, I don't think your budget will suffice in Arcadia.
