I need to refresh my memory. I am not sure when it became mandatory in the Phoenix area that new homes were built with dual pane windows. I think it was sometime between 1982 and 1986. Does anyone know the exact year? I am leaning towards 1985 but I could be wrong.

Mine was built in 91. Dual panes were an option but not a requirement. It would depend on what city as each of them has their own codes though in the past few years most have adopted the IRC.

My house which was built in 84', has single pane windows.

1986, single pane. So, if it's required, it started much later than that.

87, single pane, city of phoenix..

I only remember seeing double-panes in homes built in the nineties in Phoenix, and even then the McBuilder's windows are usually underwhelming in their quality..

I bought an eighties home and put my own "commercial grade" double panes in.
