Hi Everyone,

I am a Real Estate investor from Canada, who is looking for an affordable property in Phoenix. I am currently looking at a Townhouse in a gated community along East Earll Drive in Camelback East. Is this a safe street? Is it a safe area? I would like an area that would produce good tenants and the possibility for good increase in value. If you know anything about this area and it's rentability, please let me know.

it is very difficult to get condo loans. cash is King. It's a great location, but I would still expect a large discount. 85016?

Camelback East(24th St eastward) is a pretty upscale area with plenty of shopping and restaurants. It is safe for the most part as long as you don't go too far south of Camelback. Earll Dr however is between Indian School and Thomas. That's more Arcadia area which is nice. However It's kind of a mixed bag in that particular area. You have upper middle, middle, and working class areas. I would try to stay as close to Camelback as possible and anything north of that should suit you fine as far as a condo or investment property goes.

I would never call Earll Drive part of Arcadia. I agree that it can be a bit hit or miss as you go across town; neighborhoods change in the matter of a block or two both there and in other parts of the Valley. Generally, though, Camelback east is a good area to look for the right property.

Where about along Earll Drive? Most streets in Phoenix that run east & west keep the same names for many miles, and many even extend into neighboring cities. With that in mind, we would need to know what the approximate street coordinates are for there whereabouts of this gated community.

Also, the Camelback East district doesn't extend that far south as far as I know. Even so, you're getting into neighborhoods that can be hit & miss. You're probably better off staying north of there because the neighborhoods tend to be less sketchy.

Is the property West of 38th Street on Earll?

I'm betting so (no condo buildings east of there on Earll to 46th, though there might be one east of 46th, not sure)...and I would seriously, seriously avoid anything west of 38th on Earll. 38th is where the ghetto begins. East of that is ok, (and some parts north, but not along Earll), but heading west from there on Earll it gets ghetto very quickly.

Heck even the 38th St. corridor is pretty crap, until you get up to like Clarendon or Weldon. Those houses/buildings on Earll around 32nd...yikes.
