Does Canada have a federal income tax? One of the advantages of owning rental property anywhere in the US is that this "passive income" and corresponding costs (interest, property taxes, repairs, supplies, depreciation) can be written off one's federal taxes. In the early years of ownership, this is one of the strongest motivations for being a landlord.
