Does anyone have information on Mansfield or Tioga Co? I know that it's a small rural place. Just wondering about the schools, taxes, and people. Thanks

It's a nice area with a great college. Mansfield University is one of the few places in PA where you can major in forensics (CSI-type stuff).

If I had to live in that area I'd probably choose Wellsboro over Mansfield. It just seems nicer and has a nicer downtown, but that's just my opinion.

Tioga County- is located in what we call the "northern tier". It is up in the mountains. North of i80, you will get more snow- and colder temps. All of that is doable- I drove up thru there 2 mos ago. Neither jenn or myself were able to get cell phone reception.

Typically over the winter the northern tier will have a handfull of days where the weather is a pest- where as the valleys are less affected.

If you are coming from a metro area- be advised that- snow removal in a small town - well- you got to wait your turn. Do not expect the level of public services say of Suburban Chicago- to occur in a small town.

Sometimes folks escape the big city- then set out to turn the new mecca into a place just like the place they left.
Infastructure and public services cost money. If anyone has grandiose ideas of "changing" PA. Hold off on that.
Places that matched the big city services-infastrucure have seen the highest tax increases-

they are both very beautiful places, there is lots to do if you like outdoor-sy stuff. hiking, biking, fishing, hunting abounds. lots of state parks and state gamelands. there are not too many jobs in the area though, it is great to vacation to or to riteire, however the economy is a constant problem. most of the people are friendly as long as you do not try to boss your way in. do not complain that they do not have any 24 hour services or no 25 screen movie theares, you'll be shunned. the property is average prices, but be prepared to commute for work and brand name stores. snowfall can be bad and driving in the winter treacherous.

Cost of living is among the lowest you'll find, especially in the Northeast. The schools are generally good, and most have recently been remodeled/newly built. There are some differences in their offerings, but generally they're all the same except for the smaller ones in communities such as Elkland or Liberty. The snowfall & cold really isn't as much of an issue as people may believe, especially those from outside the area. If you choose to live outside the towns, you will need to use common sense about it -- don't expect to be out driving immediately after a big storm if you choose to live on say Armenia Mtn, but if you live in town, it wouldn't be an issue. The taxes are pretty cheap, although Wellsboro & Southern Tioga seem a bit higher than areas to the east of Tioga Co. I live in the first district east of Mansfield, and on a $100,000 house, the taxes are about 1300 for the school, and roughly 500 for the county/town.

I've been to Wellsboro six times over the past year and the reception there and in Mansfield is great. I remember talking on my phone sitting on a bench on the "green" of Wellsboro and my mom asking if I was home, the coverage is that good. As you travel west along Route 6 towards Denton ski resort and ultimately Coudersport, you see cell towers all along the way. I was mountain biking way up in the Tioga forest and got a call while the phone was in my backpack.

What? Towns like Wellsboro and Mansfield are smaller, and take less time to plow. I've lived/live in two of the largest cities in PA and there are whole winters that go by that streets don't get touched. Plowing in Wellsboro is great.
