All I can tell you is that there is A LOT of houses for sale in Bellalago that are not moving even at below market value prices. A friend of mine bought a house there for over 300 Grand a little more than a year ago and it is now on the market for 260,000 and has only received a few phone calls. Talk to a real estate agent here in Kissimmee that has experience with that area (I know one if you need a name) and see what they say. Good luck!

That was our first choice when we decided to move to Orlando. We even picked the lot, etc. It's a nice community. The thing that bothered me was the "isolation factor"... There was nothing around! Then we felt that the quality of life around Kissimmee made us feel much like a tourist.

well now they are building a new Publix shopping center Right Next to bellago
so lets see we have a older Publix at the top of Pleasant hill and Obt across from Good sams and we have one right in the heart of Poinciana and now we will have a 3 publix on pleasant hill .. thats 3 pUblix on pleasant hill .. 1 crappy dirty winn dixie and a less then desirable walmart.. I think all the City planners of this area are great BIG FAILURES .. we need something other than ANOTHER publix how about a Albertsons or better yet the Target everyone is talking about

I think that the Bellalago is a nice community but as a previously posted there are a lot of homes for sale in the area and the community is very isolated. You will be doing a lot of driving. There are a lot of other choices in the Orlando area. It really comes down to what you are looking for. I have had clients look in the area but many choose Southwest Orlando over that area. I personally like the areas of Dr. Phillips, Windermere and Hunters Creek. If you are looking to buy as a vacation / investment property I would definitely look at something closer to Disney. If you would like to email or PM me I would be more than happy to talk to you further.

Stats for Bellalago
Homes currently for sale: 113
Price Range $249 K - $900K
Homes Pending Sale: 9
Homes Sold this year: 10

Default Bellalago Community

I used to teach at Bellalago Academy. Its a K-8th grade school that rates consistantly at B every year. The homes themself are nice and come with a 50 year warranty on the roof. (The shingles are tiled) It is a gated community with resort style ammenities. The lake access, fitness center, community pool, and club house are very well maintained and offer an amazing view of lake Toho. Sale price of homes in the community have came down alot in the past 8 months. I encourage you to visit the community and see the ammenities first hand. If you have any specific questions, feel free to contact me directly.

I am showing only 81 homes on the market there and the prices range from 199,900 - 795k, There are 2 pending and 18 have sold in the last 12 months. For the price range I think there are better choices that offer more price stability and better location. There are certainly a few really good deals there and many that are really bad deals too. Be careful in the selection, love the deal, not the house is a really good motto in there,

Hello Keith, I just came from visiting the bellalago homes and I did like what it had to offer. Do you know if the academy is a private school and if so how much is the tuition there? Looking to relocate to florida and was wondering is it worth moving to bella lago? Lokking for that gated community setting. When they graduate from that school , what high school do they attend? Thx
