Hello, We currently live in New Jersey. We will be retiring in the next ten years and would prefer to retire to a warmer climate area and Central Florida has always looked attractive to us. Just curious because I do not know where to begin, what is the average cost of a Ranch style home with 2 bedrooms in the Orange County area? We appreciate any suggestions you have. Thank You!

$150-$250k depending on your area and how nice of a 2 bedroom house you want.

You can still find 2BR's in eastern Lake County and Western Orange County in the low 100's.

If you want to live near the Orlando core, Casselberry can have some of the best bang for your buck for a Florida rancher. It is right next to Maitland and Winter Park, but in Seminole County and far cheaper. It is not as nice or upscale, but many neighborhoods are well kept and safe.

Will standard home owners insurance cover sinkhole damage in Florida? Do I need to expect to get special insurance for that?

No, you have to add the sink hole coverage. I even have it here on the coast and we don't usually get a lot of sink holes like Central Florida does. It does not cost much....less than $50 if I remember correctly. Your home owners will also have a deductible for regular losses like fire and then a percentage of the worth of your house for its hurricane deductible. Depending on where you buy, you may need flood insurance, too.
