Hello All,
I'm looking at moving my management company as they just arn't delivering the bookings service anymore. Can anyone recommend a good honest team that can look after a property and rent it at least some of the year.

Where is your home located? If it is in the four corners area then I highly recommend All Star Vacation Homes. Orlando Florida Vacation Rental Home near Disney World

It is locally owned and very professional. Good luck!

If you have a good management company then you should stay with them and do your own bookings. It is more important to have the right company looking after your home than a bad one who gets bookings.
Plus the returns you get from a MC are never the same as doing it yourself.

All Star only manage homes they have sold!!

All I can say is DO NOT USE CLASSIC HOLIDAY VILLAS/MANAGEMENT they do not pay you the money they hold in escrow they rip you off.

No I didn't I decided to cut my losses and sell the home. I had just had enough of it.
I do have another (condohotel) under management with Sky, they are very very good, I have never been out of positive cash flow with them.
I may come back into the market one day but will probably rent it by owner.

Hi Martin,
By any chance r u familiar with Terrace Ridge? I'm considering buying there (condo in foreclosure, so price way down), but afraid of HOA, taxes, etc. and not being able to rent it a few weeks here & there to help with expenses.
The place is pretty new (2005) and looks VERY NICE! Also new mall and shopping near by. Any advice appreciated. THANX!

Default Owner Bookings

Being local, having spent the past 8 years in property management and vacation rentals, there are some great comments in here.
1) a good management company is one that manages your property, not one that provides rentals. "How many rentals do you think you can generate for my property?" is asking for a bogus answer, guaranteed!
The usual answer will be that they average about 25 weeks a year Moderator cut: Advertising Not Allowed (do your homework!)
2) All Star Vacation Homes is probably the best management company around. I am not linked to All Star, this is a genuine objective personal comment. There are a few others and a TON of bad ones.
3) Know what a PMC has to do for management tasks (legally) and do your home work. For example: a PMC that does not register all guests (including yours) is a red flag and you should get up and leave. Stay away from mom and pop shops: yes they are cheaper, but you have a heck of a lot to lose.
4) Do your own rentals. Forget about getting a top spot in a Google search with your web site, focus on web sites that generate leads for you.

Hi I was wondering of yuiou found a new company. I have a home in the four corners area, highland reserve, and I switched to Total Property Maintenace Florida. Since switching I have not had one complaint in 6 months. They have a booking agent company that you can pay to handle your bookings, or you can do your bookings yourself as I do. There prices are probally the best I have had out of 4 companys and it seems they always give a little extra. If your in need of switching, I reccomend them Wish you luck.

I have used Warnex Villas for the past year. Found them very helpful and responsive. Agree with other comments though not to rely on PM for all your bookings.
