Hi

I'm planning on buying my first home/townhome (160-200k) sometime this yr in the SW Orlando area (close to but not necessarily in the Windermere area). I'm interested in finding out who are the best homebuilders in the Orlando area (i.e Lennar, Ashton Woods, K. Hovnanian, Meritage etc.). I have to admit this is nerve racking for me since it's such a huge investment.

Also, please feel free to recommend any good real estate agents!!! I have excellent credit (>800) and I plan on putting a 20% downpayment to avoid PMI.

We just bought a home from Ryan Homes in Oviedo. I don't know if they have any thing going on in Orlando. I had no problems going with them cause my brother in law bought from them in SC and highly recommended them. I must say that I'm impressed with their quality control and quality of work and materials.

Ryland is also a good builder from what I've heard in terms of mid-priced communities.

I am presently looking for a good quality home preferably in the Lake Mary, Heathrow, or Oviedo areas.
I have temporarily rented a large home here in The Sanctuary in Oviedo and I must say I am appalled at the terrible low quality of the construction.

My realtor says that an infinite number of construction issues have been reported in this neighbourhood and that they have the temerity to be asking well over $100 per square foot in THIS MARKET...

I have lived in a Lannar townhome for a little over a year, and my parents bought a large Lannar home across town from me in Orlando, FL. They include ALL GE appliances. If anything goes wrong with the home, or needs things done (like a closet door needs to be fixed) within a year of purchase, they immediately visit and fix the problem. My parents even got a window seal re-done for free after the 1yr warranty. The best customer service. Easy to buy, even with less than perfect credit. Go Lennar Homes!!

Lennar homes. When the chinese drywall found in the communities around south florida, Lennar is the only one (as I know) that paid the hotel stay and replaced the drywall completely. Many builders did nothing.
