Hello!

My husband and I have been looking into surrounding Orlando areas for quite some time. We're hoping to move there in about a year, I'm not sure we've found what we're looking for, however. We're looking for a place to raise a young family, preferably 30-45 minutes from the international airport.

We've visited the Lake Nona area several times. We love the overall feel, the parks, the schools, and the YMCA as well as the many walking trails and promise of shopping and medical/academic facilities as we work in the medical field. However, we feel the lot size is just too small for the price tag. We would also like our home to be more unique/less cookie cutter. We're looking for at least 4 bedrooms, 3 bathrooms preferably with an office and pool. We're looking for a home with a strong sense of community but also want some room to breathe! We work in the medical field, but don't mind making a 45 or so minute drive.

Thanks for any suggestions. They're much appreciated!

When you poked around Nona did you visit communities other than Village Walk, Eagle Creek etc...?

Winter Park, Windermere and surrounding area behind Disney, Dr. Phillips come to mind for you to research.

You disclose you're in the medical field do you need to be near a hospital?

Hope this helps,

I think Dr. Phillips is generally pretty cookie cutter. Winter Park, Windemere, and Oveido come to my mind.

Oviedo's generally cookie cutter, but there are some exceptions

Thanks for all the responses! Looks like I have a lot more research to do, though admittedly I've looked at the above mentioned areas.. it's hard to get a real sense without seeing them in person. I appreciate the responses.

When were in Lake Nona we looked at Village Walk, Eagle Creek, and Waters Edge. We also drove around some of the established neighborhoods but didn't really see many homes for sale. We like the idea of having a new home, but are turned off by cookie cutter neighborhoods and small lots. We've been toying with the idea of building a custom home, but again like the "community feel", sidewalks, walking trails, etc that we only have seen in master-planned communities...

Plenty of exceptions in Dr Phillips as well, i.e. Bay Hill, Torey Pines, North and South Bay, Brentwood Club, etc

Does anyone have feedback on areas that might be suitable to purchasing a lot and building on our own?

I think to be honest, we need to know what sort of price range you are looking at. In the market at the moment, homes even new builds are being sold with little to no margins on them. Indeed many homes are being sold at below build cost. Building a home yourself essentially means you are going to be building a custom home because builders like KB, Lennar and Meritage as far as I know dont build homes on your own lot so you would have to go down the custom builder route. Unfortunatly, that does mean big bucks even in this market.
