Hi,
I'm in a real bind and need some help. I will try to make my situation as brief as possible, I promise.

For about 3 1/2 years my wife and I have had a rental property (section 8) in Youngstown. We never had a property manager and for a while we didn't need one. My tenant wasn't a problem and kept the house up well enough. My wife and I always fixed any problem that she had immediately, we figured a happy tenant would be more apt to take care of the place. Over the years we've paid almost $5K in a new water heater, furnace and paying for section 8 repairs that were the tenants responsibility but did it any way.

Well, long story short about 7 or 8 months ago we sent a repairman over to the house for some simple repairs and much to our surprise we received a call from him stating that the place was so gross, (animal feces, infestation and overall filth) that he refused to go in there. Not to mention 6 dogs that we had no knowledge of. We called the tenant right away and she denied all of the allegations, of course. Unfortunately she started failing section 8 inspections time and time again until it went into abatement. We kept getting delays and she'd either fail or not even show up on reschedule. Finally after not receiving a check from section 8 for 6 months I started the eviction process, giving her the 30 day notice. Basically she was living in a house for $65/month for 6 months. Yeah, I know, I'm a sucker.

I called this guy who's a real estate investor that I'd made an acquaintance
with, told him the situation and he hooked me up with his property manager. I gave her a call, explained everything I've described above and she seemed
enthusiastic. I faxed her all the paper work from sec.8, the 30 day notice and accepted her terms. She informed me that she was going to be in school for 2 weeks and that her daughter would be handling her calls during the day. A week ago wednesday we talked on the phone. I informed her that this past monday the 30 days would be up. She said no problem and that she'd post the 3 day eviction after she finished school on monday and then I could send money for lawyer and court costs. I called her daughter monday afternoon for a little reminder and she acted like she had no idea what I was talking about but she'd give her mom the message and she'd return my call. After not receiving a call monday evening I called the daughter back tuesday afternoon and her response was, " I have no idea", even though we had just discussed it the day before! Her daughter, by the way is fond of answering business calls with , "UMM, YEAHH? and UH HUH?" the term, "how can I help you" is not part of her vocabulary. After about 7 or 8 more calls through out this week, some answered by her daughter, most just going to voice mail I'm at my wits end. It's now friday night and I have no idea what's going on. I left a bit of an annoyed message the last time I called this afternoon. I told her that she hasn't returned any of my calls and it's now friday and I'm stuck because I don't even know if the 3 day notice has been posted so I'm in limbo. I've always made mention that I realize she's in school and I respect that but could she just return my call. School finished yesterday, by the way, so there's no excuse.

I'm so sorry for such a long post. I can't call the tenant because she doesn't have phone service any longer. If anyone is a property manager or knows of one please contact me asap either via pm or right here. I have business but no one wants it. UGGHHHH!!!!
