We spent a good portion of the spring reading about a L & F Agent, who was allegedly incompetent and in a contract dispute with a seller.

Does anyone have new information on this home on Kearney Ct. SW in Vienna? Thought it might be interesting to do a follow up thread, and determine how things turned out. Maybe the price was too high, after all.

I saw a 3/3 in 22180 on 25000 sf of land for 418K.

Funny you should start this thread. Just today I thought that the folks here might be interested in an update to my saga.

The L&F agent never said that the house was over priced. In fact, she and her manager insisted, in April, that the house was priced ''perfectly". (While it may have seemed like the dispute lasted all Spring, it was really only a few weeks.)

When we finally got out of the contract with L&F, we made a few changes, including price and new agent, Julie Williams, owner of Williams Realty. We lowered the price by $20,000, following Julie's advice. She said the new price would mean a quick sale, which by that point, we were VERY interested in. Plus, it was such a small amount. Julie began immediately to market the house, something L&F never did. Within 5 days we had three contracts. On day 6, we signed the best one. With Long and Foster we had NO contracts 7 months, not even low ball offers! We definitely were not getting the right guidance, or advertising, from L&F.

We close on Friday. Julie has been an awesome agent. I can't recommend her highly enough.

Oh, for those who were asking about closing costs, we are not paying any closing costs, the buyers are. We got wonderful buyers who will be doing just as we did, raising two kids in a great neighborhood in Vienna.

Thank you all so much. Your support during my saga was very much appreciated as are your congratulations here.

To those out there dealing with house searches, buying and selling, I now know how terribly stressful it is. Looking back, I can't believe what a mess we were when dealing with Long and Foster. It effected everything.

If I can help people during that stressful time, I want to do it, because I know how awful it is. You all helped me so much, I hope that I can play it forward.

WOW! Now I have to look that up, to see what's wrong with it. A foreclosure or a short sale?

It is a foreclosure and fairly small, 1,500, in a rambler which means that's all of the main floor, no other floors except the basement. But it still looks like a very good deal. I was surprised to see how many houses, under 500,000 in Vienna, are under contract:

All the houses with a line through are under contract. That's the best I've seen since I've been looking. The Vienna market is hot!
