Check this post about the proposed development near the Huntington Metro with pictures.

This development could have positive effects on condo values over the next 10 years. New Metro stops usually mean new developments.

Twenty years from now maybe. The Potomac Yard stop was mentioned in 1995 and still is not open. In other words, new metro stops are nothing but hearsay until they break ground.

OP, your budget at $450K is still way too small. People that make money off investment properties are buying distressed ones, fixing them up, then flipping or renting. They do it full time with way more money than you or me. I would find a nice place to live if that is your main goal and not worry about the investment side.
