i have just placed a house on the market with renters who are not cooperating. i've decided to take it off the market for various reasons and put it back up for sale after the renters vacate. it was only placed on the market monday and will be removed probably next monday. if we list it again may 1st, what will be the number of "days on the market"? for example, will it be "zero," "seven," or "ninety" b/c it somehow counts the days in between? in other words, i was told to find out this question-- how many days does a home have to be off the market in this mls area before the DOM will go to zero??

i've asked my realtor and did not get a real answer.

The DOM does not reset until your house has been off for 180 consecutive days. If you relist in 90 days you will have two numbers displayed. One is DOMP(means DOM-Property) the other is DOMM (DOM-MLS). DOMP is how long your house has been on the market in total. The DOMM is how long it has been on the market since you either re-listed or changed realtors. So your numbers would be DOMM - 1 and DOMP - 91

thank you david. that explains it perfectly. do you think buyers look at the DOMP? should i be worried that mine will be in the 90s before it is relisted? thanks again!

I wouldn't be worried about. There are so few nice homes on the market right now that if yours shows well, it wont matter.

I just received an update on the DOM. MRIS has finally agreed to change the "reset period" from 180 days to 90 days and this will be in effect as of tomorrow. So if you are going to be close to 90 days before you re-list your home, I would just wait it out.
