May want to specify county/city. When we had our home in Loudoun inspected last year, he never mentioned that our hot water heater system was not up to Loudoun code (didn't find out until we had to have the hot water heater replaced). I believe our inspector was more familiar with Fairfax County codes than Loudoun.

Then again, he also told us the hot water heater would last us years, and we ended up having to have it replaced 6 months later when the top basically caved in because it rusted from the inside out, so maybe just not a great inspector :P

I'm not sure how impressed I was with mine in retrospect. We just went with the person the realtor recommended. He came up with about 20 minor things that needed fixing (polarity on the outlets, AC unit filled with leaves, etc.) but it felt like some things were missed/overlooked. For instance, he turned on the dryer and was testing it's time to heat, that the air was convecting, and it was fine. Of course, we wondered why none of our clothes were drying after we moved in, it was because the dryer vent hadn't been cleaned in years and very little moisture was escaping. I'm not sure if he's supposed to check that or not. Or the fact that he stomped on our steps and pronouced them "solid, you could carry a piano up these." One of them cracked a year later and had to be braced.

I dunno, he seemed alright, but it didn't feel perfect, if that makes sense.

I used Bill Duncan from Home Status Inspection. Company scored well on Angie's List and was also on the referral list from my agent. I found him to be very thorough and knowledgeable.

I've been present during inspections with all of these companies and have been impressed. Some offer online report viewing, some give hard copies after the inspection.

Dave Rushton - Able Home Inspections did mine a few weeks ago for a home I bought in Annandale. He was highly recommended and good.
