Just an update - we went out to Haymarket and looked around. The schools there are good according to internet statistics, online parent reviews, etc. The problem that we found with the area is that it is either McMansions and gated communities, or very rural land in steep hills that would be difficult to navigate in winter. Maybe we missed something nice, but we drove around quite a bit.

Someone needs to put a leash on the developers in NOVA - I understand that the best way to make a killing in real estate is to build miles and miles of 5 bedroom, 4 bathroom McMansions with 2 feet of yard around them, but the people I know don't want to live in this sort of thing. People want affordable housing that generates community, probably with a yard.

After literally seeing miles and miles of this driving out 66 West, I can understand why there is no affordable housing in NOVA.

Do you appreciate inflatable Santas? Do you see a work truck in every other driveway as an asset? Does the thought of no HOA make your heart soar? If so, you might want to check out Pimmit Hills. We are a neighborhood.

I have an inflatable penguin and a Santa riding a helicopter.

The good thing about a corner lot - we have lots of inflatables and yard ornaments! Santa in a helicopter, Santa in a biplane, Santa and a sleigh of reindeer, snowman, big plastic Nativity figures, and lots of lights. Neighborhood kids love it, most of their parents love it, but I suspect some "tasteful window-wreaths and white lights only" people probably don't like it. Unfortunately, since unlike Pimmit Hills we do have an HOA, everything has to come down after Epiphany or the warning notices start.
