Small loan, investment property. If you have worked with good lenders or brokers in the past and wouldn't mind sharing their contacts, let me know. I am looking for a good lender (faster process) that offers a competitive rate (in today's real low interest rate market), and does not have huge closing costs. I know some brokers who do NO closing costs, so would love that obviously.

I believe you will need at least 25% equity to refi any investment property with conforming or FHA loan.

We just closed today (yay!) using George Mason Mortgage. Here's our broker's info:
