Looking to move into a rural area in NY. We are slowly narrowing it down to more specific areas, but I wanted to get some other opinions outside of my own research.

We seek a rural area, preferably not mountainous, where we can get 2-3 acres and a livable house under 90k. Decent schools (don't have to be award-winning or top-rated, but we are coming from the Camden, NJ area and looking to improve on what we are getting here, even if it's only slightly!)

Proximity to a major city within 30-40 miles is a bonus for my SO's commute (he works for a major retail outlet with stores in nearly every larger city in the state so actual city is not much of a concern at this point.)

Closer to PA state line is good (we have family in the Binghamton area,) but we aren't opposed to upstate, either.

Any input is much appreciated!

Considering where you are coming from, will diversity be a factor to some degree? What about hills, as many rural areas close to PA tend to be hilly, unless they are in a valley? How far Upstate are you willing to go?

Diversity is appreciated but not required. We are in an exceedingly NON-diverse Camden NJ suburb, and do miss the more diverse areas we lived in in near Philadelphia... but it's not a deal-breaker, more of a trade-off for moving to a rural area, I guess.

Hilly is fine as long as it's not rocky.

We are not picky on location within NY state. We are actually looking all over the northeast (NE/N PA, CT as well) but we are honing in on NY because it seems to offer the best ratio of what we are looking for. We have looked at properties online as far north as right near the Canadian border and been pleased with what we've seen, probably moreso there than with what we have found closer to the PA border.

It is funny that you said that, because school districts lile Indian River and Carthage, near Watertown and Fort Drum, would probably fit all of the criteria. Some towns in Wayne County would probably fit all of the criteria too. There are quite a few options actually.
