I was wondering which towns offer the most in terms of natural beauty, some cultural stuff like outdoor concerts, etc, a cute Main St with cafes and a bookshop, and recreational activities like a town pool, parks, near a lake, etc?
I have looked online and some towns that look "cute" are Andes, Hobart, Roxbury, Samford and Margaretville? Is this correct? Are there other towns that offer some appeal for second homeowners? A town with a great, well-used library gets bonus points
Finally, are there any Delaware Cty towns that have notoriously high property taxes and any that have relatively low property taxes?
I know I am asking for the world here, but I do appreciate any and all information. Thanks so much.
In case you are unfamiliar with the local geography:
What people refer to colloquially as "towns" are actually villages and hamlets, which are within actual towns; and, because villages and hamlets are referred to as "towns", then, many times, the error is compounded when actual towns are referred to as "townships".
Also, many colloquially refer to a "downtown business district" in a hamlet as a "village".
NYS Geographic Glossary may be of some help to you in understanding the geography of New York.
You can get a fact sheet for any city, village or hamlet in New York by going here American FactFinder and input the name of the city, village or hamlet for "city/town" (leave out the ZIP Code) and New York for "State", and then click "GO".
You'll get a lot of demographic, and some economic, statistics for the city, village or hamlet you selected, and if you click on "Reference map" (it's on the right hand side), you'll get a map.
When you do find a house that you like, you can find out in which community (city, village or CDP) that house is actually located, which is oftentimes different from the community named in that house's mailing address, by using the Census Bureau's online address search function. (CDP, or Census Designated Place, is the Census Bureau equivalent for a hamlet in New York State.)
And, very importantly, among other things, the Census Bureau's online address search function also indicates in which school district an address is located.
I'd look into Sidney, Delhi or Walton. I believe that those communities have the biggest school districts, but they are still pretty small. Sidney is the biggest of the districts in Delaware County. It also is closer to Oneonta and Binghamton. Delhi has a 2 year SUNY campus and Walton has a Kraft factory. Deposit and Hancock also might be good options.
The differences between New York City and Delaware County will be MASSIVE. There is semi rural ala Orange/Dutchess/Putnam Counties and then there is Delaware County. Its on its own level of rural-ness. Deposit/Hancock/Walton are miniscule. Would have to figure that you would have the best luck with Delhi as this is the location of a SUNY.
From what I remember, parts of Delaware County have very spotty cell phone coverage, if that is a concern. Also, wasn't there an issue a while back about windmills in the Roxbury area? Or did that issue just blow away

Yeah, I'd probably go with Delhi or Sidney, which is a bigger village and you have highway access with I-88 right there. That means relatively quick trips to Oneonta and Binghamton, if you want more to do.
Thanks. Which towns in Delaware Cty. have the most second homeowners? We are not looking for the excitement of NYC, but rather a peaceful, pretty small town with charm that would be a respite from the big city.
Another big question: Please tell me how the taxes work in Delaware County. When they list property taxes are they including, village, school, and other taxes or are there more taxes to beware of?

Yes, it should include of the costs that go with paying taxes. Keep in mind, that is usually before star and any other possible benefits like being a veteran of the armed forces.

let's say property taxes listed are $2000 per year. does that include school taxes, village taxes and water and sewer?
Let's say we get a house for $100,000 as a weekend house, what would the average total taxes be?
